San Diego beach towns come in all shapes and sizes, and give a dizzying array of choices for condo buyers interested in finding something that is walking distance to the beach. Which to choose? You'll want to first consider the “mood” of your desired beach town, determine which type of residence fits your lifestyle and then decide on location.

Fancy Restaurants or Cozy Local Joints

Every town on the beach has its own personality. For example, La Jolla is known for its high-end dining and shopping and hillside ocean views. If you want luxury, you'll be drawn to the La Jolla Village and the condos nearby. Condos in La Jolla tend to be a few blocks from the beach, though some have ocean views like condos at 939 Coast Blvd.  

Mission Beach is an example of a more "laid back" atmosphere.  It has Belmont Park with its historic wooden roller coaster and some great walking and biking paths that wrap around the bay and to the Ocean front, but the true character comes through in the local bars and small restaurants that make the Mission Beach scene so eclectic. Though eclectic, Mission Beach is a sought-after piece of the coastline and you'll rarely find places under a half-million there. This is a great area to purchase a condo that can be used as a vacation rental to offset the expense.  After all this is one of the most popular vacation destinations in all of San Diego.

Pacific Beach is similar to Mission Beach in that the local vibe is strong, and you'll enjoy the pier, restaurants and wide beaches. From a condo perspective, you'll find prices a little more affordable In Pacific Beach as you move a few blocks away from the coastline. Pacific Beach has many condos similar to Mission Beach where there may only be 3 to 5 units in the complex.  However you can also find larger buildings like the Pacific Tower condos with amenities such as a pool or gym.

High Rise or Villa?

Once you pick your beach, you'll now need to pick the right type of living space - villa, townhome,  low-rise condominium, or high-rise condominium. In smaller beach communities like Mission Beach, the “villa” is the norm, with many condos sharing a 2-3 story building with one or two other condos. If walking out to a spacious patio interests you, a villa or townhome may be the right choice.

Want a beach high rise with underground parking, awesome views and some security? Then consider condos in Coronado.  Condos in Coronado Shores are all high rises with expansive views of the ocean or bay and cityscape. Along with your view, you'll have an expansive beach an elevator ride away, along with some shopping and small local restaurants  in the town of Coronado. Plus, Coronado is an easy drive to downtown San diego.

Near the Action or Tucked away

Beach towns like Coronado, Pacific Beach or Mission Beach are all near the San Diego core, with easy access to downtown for a baseball game or dinner at Gaslamp.  Traffic is pretty heavy during rush hour around here too. 

If you want something a bit out of the way, consider a bit longer drive to Del Mar or Carlsbad. Mid-rise condos like Village By the Sea might catch your eye. Just a block and a half from the beach, this Carlsbad condo development has some nice upgrades and “curb appeal.”
